Alberga is a platform for short-term rental hosts and property managers. It brings together a channel manager for Airbnb, Booking.com, Expedia and Vrbo, a unified inbox where an AI replies to guests, WhatsApp, automated tasks, online check-in, smart locks, automated pricing, a direct booking site, payments, invoices and finance reports.
You can run it from the dashboard, from the iPhone and Android app, or by talking to your assistant on WhatsApp, even with a voice note.
Connecting Airbnb is a login and an authorization; Booking.com only needs the Hotel ID from your extranet. Registering your own WhatsApp Business number takes about ten minutes, and so does connecting Stripe.
You can message guests on WhatsApp from day one with the shared Alberga sender, and register your own number later. If you prefer to be guided, book a demo and we set it up with you.
Read the guideNo. Most things can simply be asked to the assistant in your own words: “lower next weekend’s price at Viola by 10%”, “remind the cleaner two hours before every check-out”. For anything delicate, like prices, documents or money, it first shows you exactly what it is about to do and waits for your OK.
Read the guideYes. The Starter plan is free, with no time limit: channel connection, unified chats, AI-generated replies (without autopilot) and a direct booking site. The paid plans, Advanced and Pro, come with a 15-day free trial.
Yes, there is an app for iPhone and Android, on the App Store and Google Play, alongside the web dashboard. And you can manage almost everything from WhatsApp by writing or sending voice notes to your assistant.
It reads the conversation, the booking and the AI Memory of the listing (the rules learned from your past chats and the ones you teach it), then replies on the channel the guest wrote from: Airbnb, Booking.com or WhatsApp, in the guest’s language. When it doesn’t know the answer, it asks you on WhatsApp instead of making one up.
Read the guideOnly as much as you allow. With autopilot on, the assistant replies by itself; with autopilot off, or when it isn’t confident enough, it writes a draft that waits for your approval.
You set autopilot per conversation and per listing, choose how confident it must be on a five-step slider, and pick topic by topic what it may send alone. Maintenance, safety and complaints are off by default: for those a human always presses send.
Read the guideAirbnb message history is imported when you connect the channel; WhatsApp chats can be imported by scanning a QR code, read-only, just like WhatsApp Web. Alberga analyses them into the AI Memory: rules grouped by topic, each backed by the conversations it came from.
Every night it reads the new chats and proposes changes, which you approve or reject. You can also teach it directly: “Remember: from October, checkout is at 10.”
Read the guideTo do things: message guests and staff and relay their answers, send payment links and add extras to a booking, send invoices, change prices and availability, assign tasks to your staff, and create automations.
To look things up: arrivals and free nights, whether a guest has paid, whether documents and forms are in, your earnings over any period, and what was said in past chats. Voice notes work exactly like text.
Read the guideAn instruction the AI carries out on its own: “send the check-in instructions one day before arrival”, “notify the cleaner two hours after check-out”, “ask for a review the day after departure”. It can fire before or after a booking, a check-in or a check-out, on a recurring schedule, at a set date, or only when you run it.
You choose who it contacts (the guest, a cleaner, a manager, a handyman), on which channel, and for which listings and booking channels. Every run shows up on a board, and when it needs someone’s reply it waits.
Read the guideThe AI replies to each guest in their own language. The dashboard is available in English, Italian, French, Spanish and German, and the welcome page shows the access instructions in the language the guest picks.
Airbnb, Booking.com, Expedia and Vrbo, plus your own direct booking site and manual bookings taken by phone or email. All of them share one calendar and one inbox.
Read the guideAlberga becomes the single source of truth for availability: when a guest books on any channel, the nights are blocked everywhere else within moments. If the same apartment is listed on both Airbnb and Booking.com, you merge the two listings so they share one calendar. Manual bookings close the nights on every channel too.
Read the guideYes. Every account can start right away with the shared Alberga WhatsApp sender. When you want messages to come from your own number, a guided flow registers it as a WhatsApp Business sender in about ten minutes: you need a Facebook account and a number that is not already registered on the WhatsApp app. You can also buy a new number from Alberga during the flow.
Read the guideA Meta rule: a business can reply freely only for 24 hours after the guest’s last message. After that, only templates approved by Meta in advance are delivered.
Alberga tracks the window on every conversation, proposes an approved template when it is closed, and keeps any blocked message to deliver it when the guest replies. Airbnb, Booking.com and the booking site have no such rule.
Read the guideEvery night Alberga reprices the year ahead from your base price, the expected occupancy of your city, weekends, public holidays, local events and your high seasons, always between your minimum and your maximum. You can add last-minute and far-out rules, occupancy-based adjustments and minimum stays, including lower minimums for short gaps between bookings.
A night you price by hand is locked and left alone, and availability is never touched. Automated pricing is included from the Advanced plan.
Read the guideYou can buy a dedicated number for your rentals: guests hear a short greeting in their own language and the call is forwarded to your phone, so your personal number stays private. AI-answered calls are on the way. The same number can also become your WhatsApp Business sender.
Read the guideEvery booking has a personal link to a check-in form that guests fill in from their phone. You choose which details are required, separately for the main guest and the other guests, and whether they must photograph their ID.
An automated task sends the link and reminds only the guests who haven’t finished. The link never expires, and you can protect it with a password made of the first six characters of the booking reference.
Read the guideIn Italy, yes. The moment a guest completes the form, the data is sent to the police guest-registration portal (Alloggiati Web) and, if configured, to the regional tourism-statistics portal (ISTAT). Each guest is transmitted only once, and receipts and errors are tracked portal by portal. Automatic sending is included from the Advanced plan.
Read the guideYou print the listing’s QR code and stick it at the entrance. On arrival the guest scans it, takes a selfie with a liveness check, and Alberga compares the face with the photo of their ID. If they match, the welcome page unlocks the door codes and open buttons, for the whole stay.
Every attempt is logged on the booking. Selfies are deleted 3 days after check-out (or you keep only the result), verification pauses after 5 failed attempts in 15 minutes, and you can unlock a guest by hand after a video call.

Noise sensors (Minut, NoiseAware) and thermostats (Ecobee, Google Nest, Honeywell Resideo) connect the same way.
You sign in with the lock’s own account, and Alberga creates codes that work only for each stay. Ring control is included in Advanced, complete smart-lock control in Pro.
Read the guideOnce the check-in form is submitted, the same link becomes the welcome page: address with a map, stay dates, access instructions in their language with your photos, one row per door with its code and an “Open” button for connected locks, your contacts and the listing’s FAQ.
Codes and buttons appear a set number of hours before check-in and disappear after check-out. You can hide the access section for a single guest, for example while a balance is unpaid.
Read the guideYes. For each door you can share a fixed code, for a keybox, a keypad or a gate, on the guest’s welcome page, together with the instructions and photos of the entrance. The code appears only after the check-in form is submitted.
Read the guideThrough your own Stripe account: Alberga never touches your money. Once Stripe is connected, your booking site takes card payments, the assistant can send payment links, and extras become orders that are marked paid automatically. The Transactions page shows charges, Stripe fees, refunds and net revenue.
Read the guideYes. You create each extra once as a product, with its price and the listings it applies to. Added to a booking, it gets a tracked Stripe payment link; when the guest pays, the order is marked paid and the line is added to the next invoice draft. You can also sell to people who aren’t staying, with standalone orders.
Read the guideYes, straight from the booking: guest, dates, amounts and extras are already there. You configure the issuer once per listing, then download the PDF or share the link with the guest.
In Italy, invoices are transmitted to the SdI e-invoicing system and receipts to the Agenzia delle Entrate. A document is always drafted first and transmitted only when you say so.
Read the guideEach listing can have its own booking page on your address, yourname.alberga.ai, with your photos and pricing rules (extra guests, cleaning fee, tourist tax, long-stay discount). It shares the calendar with your channels, so no double bookings, and payments arrive in your Stripe account with no channel commission. On the free Starter plan, direct bookings carry a 3% fee.
Read the guideIt already knows every booking’s amounts, commissions, fees and taxes. On top you define your own variables, like your management fee or the real net after commission and cleaning, then chart them, add them as table columns, track expenses and save everything as views. Reports export to CSV or PDF, handy for owner statements and your accountant.
Read the guideYes. You invite people by email with one of three levels: Owner, Manager or Operator. Operators are field staff: they see their tasks but not money, guests’ personal data or documents.
Separately, each listing has a roster of cleaners, managers and handymen that the assistant uses: when an automation says “message the cleaner”, it writes to the right person on WhatsApp.
Read the guideAutomated tasks notify the cleaner when a booking comes in or a check-out approaches, send reminders on WhatsApp and collect the confirmation that the job is done. You can also assign real to-dos that staff mark as done, or just tell the assistant: “assign Saturday’s checkout cleaning to Laura”.
Read the guideNo. A cleaner who only uses WhatsApp just needs to be on the listing’s roster with their phone number: the assistant messages them there, recognizes their replies and relays them to you.
Read the guideEach check-in link is personal to its booking and generated at send time, and you can add a password to it. Operators on your team can’t see guests’ personal data or documents. Selfies taken at the door are deleted 3 days after check-out, the WhatsApp chat import is read-only, and payments go straight to your Stripe account.
Pricing is per property, per month. Starter is free; Advanced costs €30 and Pro €50 (VAT excluded), with discounts as the number of properties grows. Advanced and Pro include a 15-day free trial. The pricing page shows the total for your number of properties and your currency.

Advanced adds WhatsApp, the dedicated phone number, autopilot, more automations, Stripe payments, the check-in form, contracts and invoices, Ring smart-lock control and automated pricing.
Pro adds automatic document-validity checks, complete smart-lock control, escalation to handymen for reported issues and the highest automation and assistant limits.
